JMOTTAWA You asked elsewhere what I thought about this outfit. I have not studied it deeply. It is an outlier in that it seems to have no category focus and ir has an ongoing storewide sale.  Every asset is for sale at the right price. only thing not ideal is debt maturity.  i took a decent look here - and opened up a decent sized levered position - very similar investment thesis for H&R except no options and lower quality assets, bonus is the yield, additional cash flow, and even steeper dislocation between price and NAV. Can someone whos been here for a while confirm they are selling properties at IFRS values per PR  ...more

theyve been selling assets and their NAV but mostly industrial....retail/office may not fetch that value or be overly liquid in this environment, depending on the property
