Fire Sell office and SIB it up
Does anyone not get the math that if you disposed of 600m of office (7.5% cap rate) for half off 300m (>10% cap rate) then offered a SIB for 37.5m shares for 8 bucks the nav would remain unchanged at $15. Sure don't fire sale for sake of it but take a big hit if needed and recoup that value. Seems like a safe outcome that completely hedges any downside. I'm surprised manji didn't do this already to be honest. Then u have a pure industrial reit after retail goes with 15 nav and likely 12 sp.

Even selling all 1.3b of office for 700m unit holders would come out ahead with a maxed out sib that's around 8 bucks
