The potential strategy with Dream Office

The end game for Artis may be to sell off what it can (industrial and retail). Pay off the floating rate debt. Then vend in the remaining office assets into Dream Office. They could do it on a NAV to NAV basis.  It gets the combined REIT more trading liquidity and they can just ride out the storm. Thoughts?

i definetely don't think that is the plan. dream office divested non core properties for the most part to focus on a very specific part of d/t toronto's core. they have no interest in U.S. office assets even if they're good as artis has. i'm sure artis could negotiate the office assets to other U.S.-based REITs if they wanted out. but why sell counter cyclically? it's still a ...more

As I said on the weekend artis can potentially create an office reit with Dream office holding as a separate entity.  Selling everything else seems like thats what theyll become- ARTIS OFFICE REIT + DREAM = SUPER OFFICE
