Samir is starring at the cash about to hit Artis' bank (if it hasn't already) and he's asking himself - after all, why shouldn't I... just buy Dream Office and run a SIB with the cash... and let rate cuts deal with the debt?

In the immortal words of Quick Draw McGraw...............................hooooooooold on there Baba Lewy!  I noted in a post awhile back that if ever there was a time to actually pull the trigger on some outside reits it likely would be now. Samir's recent letter to unitholders made clear he is champing at the bit to finally go on offense.     I think after a few hundred million more in dispositions, Artis will be in position to make a play for DREAM Office, perhaps in concert with Michael Cooper.  I hope Samir learned lessons from Cominar and will structure the next takeover more transparently and on more ...more

I think we sell FCR, buy Dream (moves to equity accounted with Cominar), rates get cut, and Cominar sees further FMV revisions up and the deal optics look better. I see this as Samir's path to redemption and success. He seems like an honourable man. I wish him, us, and all stakeholders the best. And I trust he will execute on behalf of all of us.
