  I agree with you that its irrelevant.  The best way to think about mortgage rates is to compare it with your disposable income. The interest rates don't matter in a sense that a home with a 5.5% mortgage rate may be less affordable than a home from the 80's with a double digit mortgage rate.  How much do mortgage payments today eat up my disposable income?   how is it irrelevant ?  Economics is about cycles and patterns. History repeats. These interest rates are normal.  House price inflation relative to income is a completely different discussion.
