Can purchase the entire economies of Great Britain, Germany and Italy. 

This is how you know the bubble is waiting to pop. As for timing, nobody knows when this will happen but it's a sure bet it will at some point. 

Fundamental valuation still matters and it is not dead.

What a dumb dumb you are.  Since covid, reit investors have underperformed almost every asset class. You are extrapolating future returns that don't exist yet. Maybe one day it will turn around but in the meantime, you guys have been dead in the water.  The only thing worse than being a reit investor is being overweight at the worst possible time during a rate hiking cycle. Dude you are well off the mark with your comments. I can only speak personally. I still at this point am not overweight reits although I might be if things open up more. I also don't think buying reits at massive discounts at this juncture should be frowned upon. I surely had not been going long during a rate hiking cycle, actually quite the opposite. I sold most of my holdings into that cycle ...more

You know you are an amateur when one third of your portfolio is in one asset class.  How much are you losing each month in interest expense for your levered portfolio? You are levered, aren't you?  Let me rephrase this question: How much money did you lose in your reit portfolio including the interest expense on the amount of money you borrowed?

You are so low IQ and you confirm it with every thought. My levered reit portfolio has always had a positive carry, it was never close. Highest debt tranche is prime and lowest being IBKR second tier... my marginal cost to borrow now sits at 5.5%... most recent trade was to move some debt into yen (cost to borrow of 1.5%) by longing a Japanese company - Metaplanet. Hey DZ, my portfolio has outperformed S&P significantly and without the added risk. My picks are out in the open so you can see for yourself. My biggest concentration picks are Goeasy and Terravest Capital.  Overweight reit investors have underperformed by a wide margin. Fortunately, I don't belong to that herd of investors.

Fair enough. Reit space has been tough over the last while no doubt. Anyone overweight long ago has suffered but is coming back. I am pretty much equal weight now bordering on overweight but most accumulation just over the last while. As noted in a prior post almost every reit I own is now positive, collecting near exceptional yeild with a fair bit of run way ahead. Quite comfortable here in the ...more
