Solid beat and even more solid higher guidance from Nvidia. Why is this of interest? I could be so wrong here but it has the potential to pull money away from other sectors as people again clammer to buy back that stock, in particular because of even higher than the already high guidence along with 50 billion buy back announced.
I hope I am very wrong here but we might actually see some profit taking on our reits to fuel this buying spree, at least this was a consideration I had, hope I am wrong. I won't however be adding much until I see the next jobs report coming up. Don't shoot me but wouldn't entirely mind a nice little woosh to replenish a few reits at a slightly better re-entrance.

"WIN/WIN"? Let me tell you something FRANKIEBOY, its "LOOSE/LOOSE" until that AFFO gets back up....who would want to own an70% NOI office reit with a div cut to 5% dividend?

That's what scares me most. Vast majority of NOI comes from Office now. They need to focus on Residential opportunities, not more office.

There's nothing to like about artis unless the affo covers the dividend with a decent buffer

Oh Snakeyboy, if AFFO yield is your top concern, roll your Artis into H&R... and be done with it. Then you could piss off.

THE AFFO IS WHERE THE DIVIDEND COMES FROM. Imagine thinking artis will rebound with a 0.12/0.13 AFFO
