Thank God

On days like today I'm so happy I'm 100% all cash... sure everything looks green... but as the guru Gary clearly pointed out - it's a trap and everything is headed to zero. Once all the assets are worth zero, then I can use but a fraction of my cash to buy it all. You will all own nothing and be happy... meanwhile Gary and I, will have everything because we are not suckers who fall for the games these goons and algos play. NEVER TRUST A STREET. 100% cash. Checkmate.

seeing enuf long term reit bagholders getting nervous and cashing out at first recovery that im pretty confident. sentiment still low in the space. analysts still using too high of nav and not reflecting on latest rate drop, lower inflation expectations. guys selling because of high rsi's. lol. i added more positions this week. fully invested. did rotate some profits into defensive names that ...more

Hey Este, nice to hear from you. While we are no longer in the infancy stages of this reit move, I do believe we are still in the early enough innings and have a fair bit of runway left. I added to one position the other day but arguably a bit harder to find entry points right here. I think for the most part we have done pretty well during a weak period however it is not over yet either. I just ...more

hi dz agree with you. think it's still a safe 20-50% in most names. might not happen in a straight line. added to IIP, NWH & MRT in the past couple weeks because they're lagging. nwh has some stock specific catalysts. increased by eres stake as i expect it has a major bid under it due to the sales process. haven't sold or bought any artis. think we go back to $10 or higher ...more

Este & DZ, I think we are just getting started (as is the rate cut cycle). *tosses popcorn in the air* I couldn't be more bullish H&R and Artis. My REIT portfolio is currently levered up 2.4x. Up and to the right.
