It is getting closer

To load the boat on it with a dividend at close to 7%
With interest rate going down later in the fall this one will be going up for people looking for revenue 
We could see a few dollars lower but it is getting in the range for a nice return over the next two-three years.

I agree you can't go wrong with this stock.  Enjoy the dividend while market corrects
