Mortage rates

I suggest you look at interest rates (bonds) and then mortage rates for an explanation. Rates a big driver of the housing boom. All them trees are hit for a 2nd day, kind of a big reversal. See:

The fed has been burning into everyones brain that interst rates will be remaining low for as far as the eye can see.  They can't afford to raise them no matter what inflation is for at least two or three years.

Yes. The fed has itself in quite a pickle. Inflation running hot from the printing press and can't raise rates to cool it off in fear of tanking an already fragile economy. Prepare for further devaluation of the US currency as the fed pretends that inflation is no big deal. Devalued USD will lead to higher sustained pricing for all commodities.

interesting answer JohnnyTSX. in years past, bond (long term) rates would rise as investor would require higher interest payment in the face of inflation and dollars devaluation, but nowadays it seems the fed buys its own debt to cap long rates too (not just the short term rate it control explicitely), so this is quite the fuel for even more devaluation, and, as you say higher pricing for all ...more
