Crombie, the Sobey's REIT began selling Industrial property
Industrial is only 9% of their assets whereas CHP.un has 15% of assets
in this category.
The idea is simple. Sell $100m at a 3.5% cap rate and then apply
the $100m to buy Retail assets where you get 75% more earnings
based on a 6% cap rate
I predict that Loblaws will NOT do this but I could be wrong
