the NCIB seems more like a tool you keep in your tool-box but rarely use... I'd much prefer that the capital be deployed, especially in the industrial segment. James; I share your sentiment in principle. The challenge is that the acquisition price of new assets is very high (low cap rates). Developing new GTA assets is a process. You need permits etc and then you need builders.  Even if it was possible to build 4 million square feet in Caledon in 2023 it could take too nuch  time to lease it all quickly.
