Why No AFFO Provided?

I am not aware of any others (but Dream entities) that do not provide this information in their reporting. As FFO does not include the expenses entailed in leasing property, it does not provide an adequate or complete picture of the co. free cash flow available after the leasing expenses ( incentives, improvements, commissions, etc.). 

After reviewing the Financial Statements, I get the distinct impression that they can’t be bothered by retail investors. As this is held by many institutions, their efforts are geared only in that direction it seems. Financial Engineering 101 in the sale of units by Dream, D. Un etc. to appease D holders.

I agree with your impression that they can't be bothered by retail investors.  Probably they were pushed into the D.UN SIB by AX.UN, who hold a large block of shares and may tender to it.  I do not think they are good managers.  I am no longer in Dream directly.  I hold a fund that has some DIR.UN.  The name "Dream" itself is very unbusinesslike.  ...more
