retireed cf....this does not have to be complex,,,,if you own a home and your doing well but you have alot of debt associated with it...But your doing well at your job.....So do you pay down the debt....YES....This is what the oil and gas companies have to do and are doing so....Debt redcution improves the financial status...thus re ratings are done through risk management....if you have Banks
