At this point

I would take 1.3-1.5 on a buyout. I don't see a clear plan forward and management is vague for the future. I think we have seen this years high although you never know. Just not enough capital returned to shareholders and the value of the stock has dropped 40% or so to boot. Talking dividends and special dividends or buybacks is moot point imo since the stock has lost so much value. Not bashing but talking facts.

Based on their presentation,  Dividends should more than double.   Will be interesting if they keep to that

Funds flow were not double from Q1 so you are looking at .02 max. The stock dropped and closed .04 from it's high today so lets get real here.

Perhaps the Shareholder newsletter is wrong...It says Q1 FFO after ARO about 9 Million and Q2 about 24 million
