I rather suspect that the analyst in question is Michael Gray of Agentis Capital. He has calculated the NAV (not target) at $12.14 per share.

In September 2020, III noted that Michael Gray of Agentis Capital may from time to time provide an opinion, forecast or estimate (research report) about III. What and when was the source of his NAV estimate of $12.14?

I think that you are correct that there was a research report prepared in connection with some of the debt issues. I believe that the $12.14 CDN NAV estimate was prepared in August 2024 subsequent to the Q2/2024 earnings release.
