special distribution
So not sure I'm reading this right. We get a 22.5 cent special divvy paid in shares. Then after payout, they consolidate shares to the exact amount paid out so we still have the same number count after? Just checking if I understand correctly. If so, whats the point? Is this so we dont get delisted?

It's for tax compliance - as a REIT they have to distribute a certain amount of taxable income. This will relate to Sablieres. Not good if you hold in a non-registered account, as it will result in you paying tax at your marginal rate.

those "phantom" distribtuions are brutal you pay tax on no received income NOW for a higher ACB when you sell
