IVQ is profitable

Leveled cash flow is positive. AFFO is positive as at last quarter. So it is profitable. They just completed building a brand new seniors home worth $35 Million and occupancy is increasing. The company is focusing more on private pay seniors residential which is almost 80% completed. I see this as a turn around. Any interest rate cut would be a big boost.
