Question- why choose this over NHF.Un

So I’m newer to investing and was looking dividend stock that require relatively low maintenance or monitoring.  I noticed Killiam with .05... dividend per share now trading around $18 but than there’s Northviews NHF.un trading around $14 with double the monthly dividends.
Is there a particular reason why these two stocks are so different in value?
So I guess I am asking is there a technical reason for the difference I should be looking at and missed? why you choose Killiam over similar stocks with higher return on investment?

If you look at the NHF portfolio you will notice that much of it is in smaller resource based communities. Demand is largely reliant on commodity prices which can fluctuate tremendously.  NHF also has an external manager who collects a fee.
