my big concern
is the trust being brought into Dream Unlimited at a big discount to NAV.
Equity as of June 30 is 27.36 per trust unit. NAV is 37.70.
At these prices! Hmmm, I am a buyer.

How long before the income stream is large enough to cover the distribution ? I see they have another 3600 units coming online in the next few years but rising interest costs on that $270 million debt seems like it eats away all the profits. I couldn't find the construction loans listed on the md&a q2 , but assume they must be around $200 million and floating rate ?

This Impact structure is going to be a problem committing units to a low rent that won't cover costs need to pivot away from that model doesn't work in time of high interest rates
