Dream Impact Development Research

Here are some of the Dream Impact properties. Trading at $6 but NAV over $30 on high quality Toronto Rentals/development? I dont get this valuation.

Lots of stuff finally coming to completion after years and years of planning/building. MPCT has not had this kind of completions in its history, every. Many either just started leasing/renting or coming up in 2024.

I know.  I was google searching the pics of under construction million dollar townhomes they have.  Also that chunk of land in ottawa by the military museum is primed and ready for massive value enhancement.  The land assets are insane.  In 2 years the cashflow might be light years ahead of here.

if rates start being cut in early 2024, which I believe will happne.  This is a streal!

Cooper mentinoed in his conference call that rates have dropped and they are now looking to start some development planning. Coupled with no GST on purpose built rentals, and LOW 10 Year Fixed CMHC loans, MPCT's cost to development is extremely competitive.
