In a perfect world you might expect perfection, however, investors control the sp. Obviously, perception is driving the bus currently. This is being perceived as a holder of office properties without the realization that theirs are primarily around hospitals, which attract doctors, clinics, etc. Hospitals are clearly essential infrastructure.  No, it's the ROC that is crushing  the share price . It will erode each year by approximately the ROC received. if the reit decreased its distribution by 40% , thus a yield of 6% you might see some growth in the share price its simple math, you are getting your own money back and the share price goes down by the same ( more or less ) from IR In 2022, the REIT paid monthly ...more

you are getting your own money back"   No.  yes it is. That is the definition of return of capital. Look for a reit that has no or very low roc, and stay away from this ric scheme.

Yeah I never understood why some REITS do income and others ROC.....ROC is way better for tax but seems like there's some n egatiave net-benefit
