Artis is a dog!  Down 45% in last 52 weeks,  100 payout ratio even after all their actions.  That whats happen when you are an office reit!  They even went to the extend selling off their industrial. Did nothing for SP. Nope, northwest needs to cut 50% the distributin and stablize the Balance Sheet and keep builidng their business in the healthcare fields.  They are in no
