Another great day of buying this cheap reit!!

I ve been buying at the $4.50 level I am so surprised the market can give you these gifts and get stocks at such a good valuation. This could still go on for a while, but I'll take it and keep buying more...

The market is already looking at 2025, and the potential major challange NWH will have in refinancing $1.4B in maturies at a resonable rate should interest rates remain at current levels, or only decline slightly.

Agreed this reit is being liquidated.  Their debt structure will change significantly if not bought out entirely.

yep 4 billion in debt, 1/3 in floating rates. if the junk bond market experiences some kind of a bust it could trigger some covenants and it snowballs from there to an existential crisis. I am mildly tempted myself in buying a few 100 shares hoping for a quick buyout @ 6.00 or 7.00 but I dont understand going all in on something like this and parroting the mantra they have great assets

All reits have big as a % of BV. Their assets are 8b.  They will attempt to sell off at minimum a good chunk to pay off floating debt.  They are selling non core assets and shares of Australian reit in the meantime. It'll take time.
