The $13.25 target is good but it is too low.  One of the reasons is: MARKET CAP At the end of 2020 the stock was trading about $8.00.  The market cap was about $254 million. Today the market cap is $530 million.  Market cap has more than doubled in eight months. Putting it a differnet way, the size and profitability of the company more than doubled. I could also see them making yet another big purchase in the fall or early Q1 and another new issue of shares. Very aggressive management. The $13.25 target takes the yield to 4.8% but it  can get to 4-4.25% IMO. That could take Nexus into the $15-$16 range.  The market also has to remain stable. The bottom line is industrial assets are at a premium now and that will continue for some ...more
