Q3 AFFO payout ratio already down to 101.1% and expexted to improve further.

Yes amazing results. Improved from 108.xx payout ratio from last quarter to 101.xx this quarter. Should be in nineties next quarter considering new properties and finalized asset sales. Should be in eighties next year
