It will probaby end up being an all stock deal from another reit that values this at around $4.20 or so. 

Depending on who the other reit is and the quality of the paper and the rate of the distribution will determine how much of a net discount from the $4.20 we would hypothetically end up with.

So until the deal is done collect your distributions and sit back and enjoy.

$4.20??  Isn't book value above $4.50? Smart REIT is trading at almost 1.5 times NAV with a yield under 5%. They could easily pay book for OneREIT and the deal would be accretive on several levels. Of course, there would be a number of properties that they would want to dump. However, because the market cap of Smart REIT is more than 15 times that of OneREIT, maybe the deal would be too ...more

book value is a fictitious term in my books but $4.50 is certainly possilbe but I doubt much more than that.  the market would be paying a lot more than $3.70 this morning if the smart people who really analyse these reits thought an offer exceeding $4.50 which would yield about a 25% premium from today's price was warranted.
