This gets very attractive at $1 from a free cash flow basis. I still struggle however with the quality of the underlying assets relative to the assets of HR and Riocan.

The quality of the assets is very good. Of course Riocan has more attractive properties  but Prinaris has good locations and an amazing development pipeline. I own HR Riocan and Prinaris and feel no urge to sell any of them mat

Yeah, primaris is a great value investment, and Riocan is of the highest quality and scale (development). Both are great securities to add diversification to just holding HR. I agree I would never "sell" - but I sure would roll that capital into HR at opertunistic moments. HR has outperformed the entire sector and imo has much more room to run. Have a great Friday.
