They can NCIB it up forever from free-cash flow (unlike other REITS that need to sell stuff, i.e. Artis). Imagine in 3 years with a lot fewer shares, REITS come back in favor, and they can pay down their tiny debt or make some aquisitions and increase FFO to 0.45 cents. Going to be a $20 banger
