ALWAYS REMEMBER COMMERCIAL PROPERTY

Are only as worth as their cash flows derived from high occupancy 

less costs 

otherwise it's just a box on piece of dirt

A  large  office building sold  at  auction  in  Buffalo  sometime  ago  for  $1,00  that  was  mortgage free  but  the buyer reneged on  the deal  when   he  became aware of  back taxes  and other hidden liabilities.

An  empty  property  can  become  worth   less  than   zero   as   one   still  needs  to   pay taxes , basic  utility costs  and   it  is  subject  to  vandals  and  illegall  occupancy   by  street   people.
