Earning Release 4th Quarter

It looks like the NAV has increase 17 cents a share to $8.50.

My target price is 1.2 time NAV or $10.20 a share in that range. 

So with the stock trading at $7.20, paying a 10% dividend and a upside of  41% from here i don't think there i a better deal out there. 

On top of it all its a finicial company so this NAV is real dollars. 

Now they are going to issue a special dividend next month, that a bonus on top of all this. 

This stock is way to cheap and i have loaded up and have made a good profit here.

It will be hard to get to BV with current interest rates.    May have to wait till 2025.  But happy to collect dividend!
