more deals

today wrk announced a new deal.
A bit complicated as they packaged a few things in the N.R.
Bottom line , they added new complex, just over 175000 ft2 , with a projected AFFO increase of .03/unit.
Not a huge deal , but AFFO increase is substantial.
Maybe some day the "experts" will catch on that wrk is the real deal and can continue to bring down AFFO payout ratio.
Not sure on the NOI math, but with that much AFFO increase the NOI has got to be approching $4 million/month.
Full impact to be measured Q4 of this year.
More of the same...............increasing AFFO....

wow, these guys aren't  fooling around.  so much for digesting what you've just recently acquired before buying something else.  sounds like they're signaling they are still on the acquisition trail.canadafan,are you hard and fast about your receiving the dividends in cash for wrk.un.  Any thoughts of enrolling again in the DRIP to pick up some shares at these ...more

The only reason I do not drip my units of wrk is becuase I alread own wayyyyy to much as a percentage of my RRSP portfolio.Additionally some of the distributions are deployed as part of my personal cash flow. Not to brag, but to answer your question with some merrit.I have wrk in 5 different accounts, some RRSP some not.My cash account last year , yeilded just over 10K from white rock ...more

Nice cfan! I'm on a similar track, but with some silver miners to give a little juice. I've carved my REITs down to WRK and D.UN, with a little CFX for spice on dividends. Those 3 make up about 70% of my portfolios as core holdings. The silvers are giving me a predictable trading element (believe it or not) after a couple of years experience. The fun stuff! :) I'm still in the building ...more
