The reason we will not take on any of the other projects or locations in PR is all based on solar

resource. If you look at the NREL map which forms part of our deck, you will note the solar

radiation bulleyes at Montalva.  The highest on the Island. If you look at all the filings from PREPA

and PREB you'll note we are the only project at this location.  Except Solaner located 15 miles

away, every other project is within the coastal rain cover which gives much lower solar

radiation of between 20 to 40% less.  This is an immediate reduction of equal revenue as the fuel

source for solar farms are photon radiation.  In fact, Hubbie87 visited our site and also witnessed

the arid anomoly of having this micro-climate in the tropics. Very rare to see dry grass in the tropics.

Regarding the 24 cents and who pays this, many Ag, Industrial and Commercial customers do 

where I witnessed their power bills when we first met Devon. In Alberta the average energy cost 

on their bill maybe only 14 to 15 cents, BUT they all pay a Capacity charge of 10+ plus extra per

kwh.  This means a large commercial plant using a 4.5 MW peak load may pay only 14 cents for

the actual kwh usage, but because the substation and T&D is dedicated to his business 24/7, the

asset is "stranded" and he pays an extra 10 cents+ per kwh as a capacity charge.

Alberta has a very expensive capacity charge system that is extremely high for mainland North

America.

Regarding the real estate regional brokerage, people cannot figure out what is going on even with

the release but we will educate everyone in due course with higher share price, because you just

need to read and re-read the release and then read in between the lines. Obvious to a very few, but

not many yet.  Let Sam and Goldy do their job and loosen up shares for the "in tuned" and 

loyal shareholders on this board.

Great reply Jeff. That's what this board is for. This is the CEO I invested in. One willing to educate his shareholders and help them understand the business and realize the value that is GRB. The other Jeff, frankly, scares me a little.

You summoned my liege?  Thanks for explaining everything because like a lot of people I was wondering what was wrong and why the response to the NR was so tepid.   Now I get that it is just that the markets aren't smart enough to read between the lines.   I'm sure you will be able to educate them because you are an educator.

Ty Jeff to take the time to aswer our questions. I understand very good the big potential from Sage Ranch,Alberta and Montalva but the acquistion of the regional real estate company i don t know what impact this can have on Grb his marketvalue. You sound excited and see this a major Milestone for Grb ( and his shareholders) so I hope we will soon find out what the potential is .
