You are full of baloney.  Altus values the land alone at USD $111 Million which we own debt free and only require a $15 to $20 million line of credit. I have 4 terms sheets from lenders.  Stop spreading your own failures. You do not own 995 homes site debt free.

I will be happy when the groundbreaking ceremony for Sage takes place. All the pointless discussions about financing will be then over. 4 Term Sheet - lenders are lining up here, no risk for them (debt free project).

I didn't even consider the line of credit option but makes sense to borrow as needed and pay down with sales.
