The land cost per house is 1000 dollar , if you use the number of how much Jeff paid for the entire 138 acres . Which is 1million dollar . So let's do the math here , 1 million dollar for 138 acres that's 7200 dollar per acres . If you can build 7.2 house per acres then that's 1000 dollar per house for the land cost .

And we are talking about how much Jeff paid , but how much it worth by now ?  Compared to the next door price of 838 acres for 14.7 million dollar ,  138arces around 2.5million dollar and double for its better location equals 5million dollar .  so assuming 5 million dollar for the worth of the land today , then the worth of the land per house is 5000 dollar per house .

So that's about 35k per arces . With this price sage ranch 138acres = 4.83million

You are posting about a piece of land that has not been ENTITLED, and no I haven't done any research to see whether it has been!
