Harbor Custom Development Inc announced that it has acquired Grandis Pond —a 438-acre master-planned community in Blaine— on the Washington-Canadian border for $14 million. 

The Gig Harbor, Washington-based company said that Grandis Pond is the largest project the company has contracted for purchase to date and will nearly double its current inventory.

jeff is out if touch with reality and needs to stop throwing $100m dollars figures as if he already achieved them. He has zero experience in the US home builder industry and his numbers are absurd. Why no update on Phantim. I bet they walked away from this flake

He never said anything about "just in California. He said "No big well funded builder has entitlement for 995 homes in a USDA overlay." This references anywhere the USDA operates.

Well this is different, Mattamy only paid that much for the lands , but in Jeff's deal he will responsible to build the whole sage ranch for 140m . Which ready to break ground soon . And in the news press , it mentioned they still negotiating with phantom

The offer was until business close yesterday. It was either acceptable or declined.  What was it? Still negotiating is not part of an official offer.

Shnepper: Jeff had until yesterday to accept or reject.Obviouly the offer was not accepted.Therefore there is no offer and negotiations are underway free of any prior legal constraints and without any direction as to where  and how far they go.

So, the offer was till business close on July 6th to accept or reject. Then on July 6th a NR comes out after business hours that has been written, reviewed by the lawyers and executive, submitted to IROC for approval and finally decimated to the newswires. Certainly appears to me they knew long before the end of business day July 6th the offer was rejected.
