Hovnanian seems to be successfully selling their homes within the City of Tehachapi.

It appears that the Planning Department wanted additional revisions to the PDP beyond what GRB already addressed last spring.  According to a 9/24/23 Tehachapi News article:

"Key Budge, spokesperson for the city, said Sept. 11 that the Sage Ranch PDP was received Sept. 9 and is under review.

This was apparently a revision of the PDP previously requested by the city. In a video update about the development on Aug. 24, CEO Jeff Ciachurski of Greenbriar Capital Corp. said the city had requested additional detail on the plan."

That was an encouraging article, and call me crazy, but I bought the traders back i sold at a buck. And I might just hold them a little longer now? :o)

So if sage gets approved it will have some competition from the top 7th builder in the nation. 55 developed lots is a lot in little Tehachapi. There's going to be a lot of inventory available.

But those lots aren't part of a "community" development like Sage Ranch. As critical of the process as I have been, I have never denied how nice Sage Ranch would be once completed. Jeff has pulled a moose out of his rear before.

It's been a year to sell half of those (55) lots. We're told they are too expensive. GRB has 144 units coming available in less then two years with 300 reservations on the books (as of recently). 7th biggest builder will not look good when Phase 1 is sold out in days. Good luck to all.
