Hi Sven

Since you are here, what is your take on Strasser negotiating to sell his water rights to the city, apparently the very same water rights GRB shareholders paid over a million bucks to lock up with an option?

As for Strasser water rights, I would assume the premise is that by selling his water rights to the City they will utilize them for Sage Ranch. The non-refundable deposit is what he paid for the rights plus fees. The money he gets from the City for selling them the water rights is his profit. i.e. 115AF times the going rate of between $7,500 to $10,000 equates to $862,500- $1,115,000 Speculating.  ...more

" If they are charging $4,000 per household for water but agreeing to double those costs (just for Sage Ranch) may come back to haunt them from their tax base. " How do you calculate that $4000 is only half the cost of the water for Sage?

The City has previously purchased water rights for over $7,600 per AF. Ciachurski sold rights to Golden Hills for $10,000 per AF recently. That's an average of $8,800 per AF. More then double what they apparently charge per connection currently. I've always questioned the WSA analysis (and the City's policy) in stating that what ever water rights the developer cannot provide they can ...more

I understand what your saying but missing the overall point.

I think what we need is for GRB to tell their shareholders what the heck is going on. If Strasser sells his water rights to the city, and it isn't to be used for Sage Ranch, then shareholders got screwed out of over a million bucks, for nothing.

I highly doubt that is their mindset. The $1M+ is an investment in getting the project to move forward in my opinion. My point is, the court case is based on the City's "pattern and practice" of how they analyze water availibility. The court has found that it is indeed the case. The premptory writ has been documented and will be applied within 60 days of the fourth cause being ...more

Can't argue with that thought process. Never really thought any different myself, the delay will be significant. But the short term concern for shareholders might be the "coincidence" of Strasser resigning from the PWR board at the same time as he is negotiating to sell his water rights. If he is bailing on anything and everything related to GRB/PWR, that could be the infamous " ...more

Agreed, the coincidence is questionable. There also could be other reasons behind Strasser leaving PWR.

My question was a simple request to get your take on what looks like a significant event. Your refusal to offer an opinion speaks loudly.
