Sage Ranch

"...is a world class project consisting of 995 homes which will be built to offset 64 million gallons of annual water usage and is strategically located to offset 4,500 annual tons of CO2.

How is this any different then every new home being built in California due to environmental mandates?

What?

"The Company believes the Sage Ranch Project is recession proof as there are at least four US federal financing programs to provide entry-level housing to purchasers with minimal or no down payment requirements, no or reduced credit score requirements, and interest rates subsidized as low as 2%."
As this only applies to less then 50% of the dwelling units, soley depends on the home buyer financial status, ADUs are not applicable and full site infrastructure needs to be built that does not make the project recession proof. This doesn't include the fact the financing of the project has to occur and home prices are variable. Read your own risk assessments. ‍

"Development of the Sage Ranch Project consists of 6 phases, to be constructed over a 4-7 year period. A PDP is required for each of the 7 phases."
One sentence and they have have no clue as to timeframe. OMG

"On November 13, 2023, the Sage Ranch Project received Planning Commission approval for the Phase 1 PDP.
Almost ten months later, no permits and zero mention of the judge's order stating the EIR is "fundamently flawed" and  set aside all approvals for Sage Ranch. It is not just the City's problem according to the judgement.
