I haven't been with Sparta long enough to have seen this NR (2018) when it was first released. This development which I stated in another post "isn't earth shattering" is, in fact, absolutely that.

Another poster on here that is in the real estate or house construction field will do a better job than I on specifics ...but I can certainly do the arithmetic.The property in question was purchased for $6.5 million. The original plan called for approximately 220 single unit homes. Even if one was to lowball a purchase price of $500 thousand per home, sales on this alone would amount to $110 million. I have no idea what the margins are on a new home build but some research suggests it's somewhere between 7% to 12%. At this low end for house price and the minimum expectation of a 7% return that's $7.7 million in profit.
