Calgary is actually in good shape. Looks like you're cherry picking your data to suit your agenda.  Im glad you accepted the position of permabull because you were wrong last year.  Tell me a little bit more about Toronto or Vancouver.  The average person cannot afford rent or buy a basic one bedroom one den condominium. Personally I prefer to be a "Permabull", compared to a "Permabear", or more aptly, a "Fickle Permabear". Which is to say, a bear when you're out of the stock, and would like it to be lower, to be back in. You're certainly choosing your "facts" carefully.
