I am estimating mid March for financing closing. AS for th einterest rate.  It is not the interest rate that is important but whether the loan is open and/or what are the pre-payment priveliges.

 The new owner can simply pay it off and re-finance.

69 you have to be kidding lenders do not underwrite complicated loans with escape clauses in the first three years  this is not a consumer loan   What do you think the brokerage fees, commissions are?  Has anyone ever asked where the brockerage commissions go and to who? These are important questions one should ask

Sure they do.  Commercial loans can customized to the situation.  There may be pre-payment penalties.  It  is whatever  is negotiated.  Remember, this loan appears to provide the lender with equity in the even of default so we are dealing with a very tailored agreement.
