Redwood Trust Reports First Quarter 2014 Results

MILL VALLEY, Calif., May 5, 2014  /PRNewswire/ -- Redwood Trust, Inc. (NYSE:RWT) today reported net income for the first quarter of 2014 of $12 million, or $0.14 per fully diluted share. This compares to net income of $25 million, or $0.29 per fully diluted share, for the fourth quarter of 2013, and net income of $61 million, or $0.69 per fully diluted share, for the first quarter of 2013.

Redwood also reported estimated REIT taxable income of $15 million, or $0.19 per share, for the first quarter of 2014. This compares to estimated REIT taxable income of $20 million, or $0.24 per share, for the fourth quarter of 2013 and REIT taxable income of $16 million, or $0.20 per share, for the first quarter of 2013. 

At March 31, 2014, Redwood reported a book value per share of $15.14, as compared to $15.10 at December 31, 2013.

These transactions are treated as secured borrowings under GAAP. At March 31, 2014, the Residential Resecuritization accounted for $257 million of assets ($256 million of available-for-sale securities at fair value and $1 million of other assets) and $82 million of asset-backed securities issued (at amortized cost). Our $175 million investment in this resecuritization, as estimated for GAAP, equals the difference between these assets and liabilities. At March 31, 2014, the Commercial Securitization accounted for $262 million of assets ($257 million of commercial real estate loans at historical cost and $5 million of other assets) and $148 million of asset-backed securities issued (at amortized cost). Our $114 million investment in this securitization, as estimated for GAAP, equals the difference between these assets and liabilities.
