further improved FFO and AFFO results. With a strong financial
position, promising opportunities for growth in our target markets and
a dedicated team with local roots, we are excited about our future
prospects. Looking ahead, we will focus on running our business
efficiently, identifying growth opportunities in France and Germany in
order to create long-term value for our Unitholders. The combination of
office properties trading at attractive yields and of a historically
low interest rate environment in these markets today is unique. We
continue to believe that the French and German real estate office
markets, due to their maturity, depth and the recovery phase they have
entered in, will continue to be sought-after investment markets." said Stéphane Amine, Chairman of the Board of Inovalis REIT.

LOOKING AHEAD
Acquisition of a property in Duisburg (Germany)
The REIT recently announced the acquisition of an office property
located in Duisburg (Germany) on a 50-50 co-ownership arrangement basis
with a strategic, global institutional investor that has a
long-standing relationship with Inovalis SA. The property, located in
Duisburg, Germany, is an eight-storey office building developed in 2008
totalling 217,400 square feet of office space and is fully let to
Mitsubishi Hitachi Power Systems Europe GmbH under a lease expiring on
December 31, 2020. Closing is expected to take place in June 2014.
Refinancing of the French properties
The REIT's share of the above-mentioned acquisition in Germany will be
funded through a combination of existing cash on hand, proceeds from
re-financing and up-financing of the REIT's French properties with
European banks and a first mortgage on the property. Upon the
completion of the Duisburg property acquisition and of the refinancing
of the French properties (expected in the second quarter of 2014), the
average LTV on the REIT will remain below 55%.
Development of partnerships
The REIT intends to develop partnerships with institutional investors
for the ownership, on a joint-venture basis, of investment properties
as a risk-diversification enhancement tool.
