NEW YORK, May 21, 2015 /PRNewswire/ -- Morningstar Credit Ratings, LLC today assigned preliminary ratings to five classes of single-family rental pass-through certificates from Colony American Homes 2015-1 (CAH 2015-1), a single-family rental securitization. The preliminary ratings are based on information known to Morningstar as of May 21, 2015.

The collateral backing the CAH 2015-1 transaction consists of approximately 3,879 properties with a total value of $868,485,747. Colony American Homes has acquired all of the properties, which are 100.0 percent rented as of the collateral cutoff date of April 15, 2015, with an average monthly rental payment of approximately $1,483. Properties in Florida, California, and Georgia constitute the majority of the pool, representing approximately 27.9 percent, 22.1 percent, and 13.2 percent of the assets, respectively. Colony American Homes has acquired mortgages on the properties for the benefit of the securitization trust.
