Dayton Power and Light Announces Top Industrial Sites Certified as Build Ready in West Central Ohio
Industrial properties designed to attract new companies and job growth
The Dayton Power and Light Company (DP&L), a subsidiary of The AES Corporation (NYSE: AES), joined business leaders to
announce that six top industrial sites are certified and ready for development in West Central Ohio. The remaining site is
completing the final stages of the certification process.
Sidney Ohio Industrial Park, Amos Industrial Park (Sidney, Ohio), Dayton Resource Industrial Park, Midwest Mega Commerce Center,
OVCH Park (Xenia, Ohio) and Xenia Ohio Industrial Park – Arnovitz Site have received their certified site designation. In process
is the Washington Courthouse Industrial Park.
“I am proud of the extensive work completed by DP&L and the site’s economic development leaders. Together, with our partners
at McCallum Sweeney awarding the internationally-certified site designation, prospective industries and site selectors know the due
diligence has been conducted by a qualified and professional third party and gives the region an advantage in attracting new
businesses and jobs,” said DP&L President and CEO Tom Raga. “We expect to see accelerated economic interest in West Central
Ohio with certified sites that can start construction immediately and reduce the time it takes to become operational.”
When a company considers a move or expansion, three factors come into play: speed, risk and money. Build-ready certified sites
are designed to reduce risk, lower upfront costs and expedite the timeline allowing companies to be in operation faster. DP&L
partnered with internationally-recognized site selection firm, McCallum Sweeney Consulting to offer a rigid site certification
program for available industrial development sites in West Central Ohio. Among other criteria, certified site
requirements include: available developable acreage, minimum excess utility capacities and accessibility to major highways and
interstates.
The process went a step further to distinguish these properties as top available industrial sites to meet the needs of today’s
site selectors. Working with local economic development partners (Dayton Development Coalition, JobsOhio, City of Dayton, City of Xenia,
Fayette County Economic Development, Greene County Department of Development, Sidney-Shelby Economic Partnership) and the property
owners, five key due diligence studies were conducted.
“The work DP&L does goes far beyond providing power. They are often a driving force in bringing new jobs and opportunities
to our community. We’re grateful for their partnership and excited to share these certified sites with businesses around the world.
A program like DP&L’s site certification helps the Dayton Region stand out from other communities. It gives developers an easy
way to find out if sites meet their needs,” said President and CEO of the Dayton Development Coalition Jeff Hoagland. “They know
they have the support not just of a utility, but a major economic development partner.”
Ohio is ready for potential industry prospects and site selectors, with certified sites utility ready for development with air,
road, and rail transportation capabilities, ample acreage and an available workforce that will support successful economic and
business growth.
DP&L created an award-winning website to market the certified sites to potential site selectors and investors. Local
Dayton-area vendors were contracted: Sparkbox Inc., website design and development; Nova Creative, copywriting and collateral
material design; John Rossi Photography, photographs; Andy Snow Photography, aerial drone photographs and videos. To learn more
