Nothing wrong with crystallizing your profit(I assume). So a nice amount at $0.07 per month but $0.04ish is coming from deferred revenue, So, only $0.03 is from current operations, this is low

With fewer locations and market reach than it's competitors, SIR has always received a premium yield by the market. It is possible that this current discrpancy in yield may seem exceptional now
