Well, at least you're honest! :)

It's frustrating to be 25% down from the recent peak on the basis that we "might" be down up to 5% on NOI and a delay in a month or two on rates coming down. At least we have a solid double digit dividend to console us. I added 500 yesterday at 17.02.
