New big industrial lease for Artis at Blaine35

Chandler Industries Inc. will consolidate its Minneapolis and Bethel operations into a newly constructed building in Blaine.
The 100,000-square-foot facility, located in the newBlaine35 business parkbeing developed by Winnipeg-based Artis REIT, is expected to be completed late next year and will serve as Chandler's headquarters. The building's address will be 8650 W. 35W Service Drive.
Chandler Industries manufactures precision-machined components and fabricated sheet metal used in the aerospace, defense, medical, industrial and electronics market. The new headquarters will house roughly 140 full-time employees.

The company has additional facilities in Lindstrom, Long Prairie, Montevideo and Chihuahua, Mexico.
Chandler is a portfolio company of Arch Equity Partners, a St. Louis-based private investment firm.
Dan Swartz, the CBRE Group Inc. broker who's managing leasing for Blaine35, said that Chandler signed a long-term lease starting in January 2023 for one of the three buildings planned in the Artis REIT development, which is located at the intersection of Interstate 35W and 85th Avenue Northeast.
Mendota Heights-based R.J. Ryan Construction Inc. is the general contractor, he said.
The first building in the development will be done in February, with one lease signed and another in process, and the second of the three buildings will be completed next fall, Swartz said. He added that demand for the space is very strong, as it is in the industrial sector in general.
