RE:I'm optimistic we can get back to $11-12 by Q3

I am in this puppy for the long haul.  As far as I am concerned, the lower the unit price, the better.  The company just needs to avoid letting the properties burn down, and keep more

I'm optimistic we can get back to $11-12 by Q3

From what I hear, the non-office assets should still have some liquidity in them, and though I expect some writedowns from REITS, there is nothing yet to suggest they will be "significant" more

If this hits $8 I will be speechless. They sold their industrial assets for a $2 premium and have NCIB all year and we're back lower than during covid  rate and reply

RE:RE:RE:Well losing 0.20-0.40 cents a day

Itd be amazing if they could pull off 400 million in asset sales and have that cash to pay down debt and 200 million to buy back shares or dream office, but I would expect them to say its more

RE:RE:Well losing 0.20-0.40 cents a day

I'm not sure why Artis was buying Dream Office at $24 and is not buying it at $16. Artis was supposed to be in the process of selling some industrial real estate however I have not been able more

RE:Well losing 0.20-0.40 cents a day

Imagine if they had some excess liquidity instead of blowing it all on dream office at $24...what pathetic mangement  rate and reply

Well losing 0.20-0.40 cents a day

We'll probably be at $0 in a month or so, might go negative at this rate  rate and reply

RE:Crazy man

It's entirely possible that they have no further liquidity to do this, just like the rest of us ;).  rate and reply

RE:RE:Crazy man

Yes, as long as the SP to NAV spread is 30%+ it seems worthwhile  rate and reply

RE:Crazy man

I would really like to see REITs selling more assets even if it is below NAV. Use the money to buy back more shares.   rate and reply

Crazy man

This isn't specific to artis but even HR and other REITS, where they get on CC every quarter "we did amazing, we increased NAV another $2!", then you see no insiders buy at 40% off, more

EOM  rate and reply

I think you are right, the market doubts they can complete the planned asset sales. When stocks are down, everyone starts thinking of the worst. No press releases, no insider buying, need something!  rate and reply

Artis was at $12 then and now is at $9.60...what is benefit in going after D then AX? I dont see it, its the same thing.  Im doubting they have been able to sell their assets for sale, cause more

Last conference  Artis clearly indicated they will use money to buy more shares some mispriced REIT ( aka D.UN) I'm not expecting any change in course ( if they will sell more more

Under the NCIB that was renewed on December 17, 2021, Artis purchased 8,778,176 common units at a weighted-average price of $12.39, representing the maximum number of common units allowed under more

Yeah I dont know whats going on with these guys...their whole sphiel is about taking ADVANTAGE of discounts (and thus the public security strategy), yet they bought Artis and Dream Office shares more

You make an excellent point. I would not be surprised to see this happen.   rate and reply

If the maximum number of shares has been repurchased, then the NCIB is complete and it is time for renewal.  No need to wait for Christmas to roll around.  At least this is my more

Hey man, really how smart can these guys be if they bought units at $12.50+ and not scooping up a few at $9.60? Same goes for the NCIB.   rate and reply
